Board & Commission Meetings During the Holiday Season

The holiday season often impacts the city’s regularly scheduled public hearings for the Planning Commission and Zoning Board of Appeals. The Planning Commission typically meets on the fourth Thursday of each month—dates that frequently coincide with Thanksgiving and Christmas. Likewise, Zoning Board of Appeals meetings, held on the fourth Wednesday of each month, may be affected by holiday schedules and member availability.

To ensure business continues as needed, the city may call a Special Called Hearing when a regular meeting falls on a holiday or if a quorum cannot be achieved due to holiday conflicts. Any schedule adjustments will be announced in advance through the city’s usual communication channels. Please stay tuned for updates to remain informed about upcoming public hearings during the holidays.

Downtown Development Update

Over the past decade, the Lilburn Downtown Development Authority (DDA) has assembled five parcels totaling 2.61 acres at the southwest corner of First Avenue and Main Street. This property—now ready for redevelopment—will become a mixed-use project featuring two commercial spaces along Main Street and residential units along Velva Way.

The development will also include a pocket park—a small green space designed for gathering and relaxation—nestled between the two commercial units and the residential area. This park will create a welcoming community feature in the heart of downtown.

Residents may notice activity on the collection of parcels at the corner of First Avenue and Main Street in Old Town this week. The city has issued a Clearing and Grubbing Permit to begin site work for the mixed-use development approved by Mayor and Council in August 2024.

And while trees are coming down, this isn’t the end of greenery on site! The project will comply with Lilburn’s Tree Density Unit (TDU) standards outlined in City Code.

What is a Tree Density Unit?

A Tree Density Unit (TDU) is a measurement used in Lilburn’s city code to ensure a certain amount of tree coverage per acre of land. Each tree—depending on its size and species—is assigned a specific number of units. Developers use these values to calculate how many and what types of trees are needed to meet city standards.

For most types of developments, the requirement is a minimum of 16 Tree Density Units per acre. This means that for every acre of land being developed, enough trees must be planted or preserved so their combined “unit value” is at least 16. Both existing and newly planted trees can count toward this total if they meet the city’s size and species standards.

Landscape plans must include details for all trees—those preserved and newly planted—so city staff can verify compliance.

These requirements help maintain a healthy tree canopy citywide, providing benefits such as shade, improved stormwater management, cleaner air, and an attractive community appearance.

In short: Lilburn’s Tree Density Unit standards ensure that every new development maintains a balance between progress and preservation—keeping our community green and growing for generations to come.

Street Paving & Resurfacing Projects Update

The city’s road resurfacing project was expected to wrap up last week; however, the recent low temperatures delayed the final paving work. This week, crews will complete Highview Way, Bowers Brook Court, and John Carroll Road—weather permitting!
